Shared parking-arrangements <br />between nearby uses are encouraged. <br /> <br />Minimum required Parking shall be calculated based on the <br />following: <br /> <br />Retail 4 per 1,000 sf <br />Restaurants 5 per 1,000 sf <br />Offices 3 per 1,000 sf <br />Medical offices, clinics 4 per 1,000 sf <br />Health clubs 3 per 1,000 sf <br />Theaters, places of assembly 1 per 4 seats <br />Residential <br /> Attached or detached 2 per unit <br /> Multi-family units 2 per unit <br /> <br />Maximum required parking. For nonresidential uses, the <br />maximum amount of surface parking shall not exceed the specified <br />minimum by more than 25 percent. If additional parking is desired, <br />it must be placed underground, within an enclosed building, or in a <br />tuck-under garage. <br /> <br />For nonresidential uses, off-street parking shall be located within <br />400 feet of the use served. <br /> <br />The City may require payment of an amount equal to the value of <br />the required parking on a per stall price basis. Funds collected-by <br />the City shall be deposited in a special fund used only to' acquire <br />and/or develop off-street parking facilities for the Town Center. <br />The City will determine the appropriate contributi'on. <br /> <br />A development agreement is completed that specifies that each <br />property in the Town Center shall be financially responsible for its <br />proportionate share of ashared parking facility. The proportionate <br />share shall~be determined on the basis of the property's off-street <br />parking needs, as determined by the Parking Study.. Financial <br />responsibility shall cover the construction and continuing <br />maintenance of the parking facility. The parking facility may be <br />constructed and maintained by the City or by a private <br />management entity acceptable to the City. <br /> <br /> <br />
