The sketch plan consists of one sheet prepared by Hakanson Anderson Associates, <br />dated April 24, 2003. We offer the following comments: <br /> <br />General: The proposed plat consists of a portion of Lot 1, Block 6, Peltzer Addition, and a <br />portion of Outlot A, Regency Pond, an area of approximately 1.6 acres in size. Lot 1, Block <br />6 is generally known as 14910 Garnet Street N.W. However, in combination with Outlot A <br />of Regency Pond, the property is also adjacent to 149th Lane N.W. The sketch plan proposes <br />to subdivide property from the existing homestead and create 3 new residential lots for <br />development. <br /> <br />2. Zoning: The property is located within the Metropolitan Urban Service Area (MUSA) <br /> boundary and is currently zoned R-1 Residential. <br /> <br />Density: The Comprehensive Plan designates this area for low density single family <br />residential development and low density has been established at 3 units per acre. The gross <br />density is approximately 2.5 units per acre. The net density should be verified at the time of <br />final plat review. <br /> <br />Access and Streets: The plat will gain access from 149th Lane N.W., an existing dead-end <br />street that significantly exceeds the 600 foot length restriction. This is not a desirable <br />situation, especially with the potential for development of several new residences on the <br />north side of this street. It will be recommended that plat approval be contingent upon <br />modifying 149th Lane to connect as a through street with Garnet Street N.W. If the street <br />connection is required, then the subdivision application will have to convert from a minor <br />plat to a major plat with a preliminary plat public hearing. Major plats are required anytime <br />the construction of public improvements are required. <br /> <br /> <br />
