Business Service - Any business aCtivity which renders service to Other <br />commercial or industrial enterpr, ises. <br /> <br /> Carport - An automobile shelter open on one or' more Sides, and shall be <br />considered an accessory building. <br /> <br /> Cellar - That portion of a building between floor and ceiling which is <br />wholly or partly below grade and so located that the vertiCal distance from grade to the <br />floor below is equal to or greater than the vertical distance from. grade to ceiling. <br /> <br /> Church - A building, together with its accessory bUildings and uses, <br />where persons regularly assemble for religious worship and which building, together with <br />its accessory buildings and uses, is maintained and controlled by a religious· body <br />organized to sustain_public worship.. <br /> <br /> Clinic - Any establishment where human patients are examined and <br />treated by doctors or dentists but not hospitalized overnight. <br /> <br /> Club - Any establishment operated for social, recreational or educational <br />purposes but open only to members and not the general public. <br /> <br /> Comprehensive plan - A computation of goals, policy statements; <br />standards, programs and maps for guiding the physical, soCial, and economic <br />development, both public and private, as defined in the Minnesota Municipal Planning <br />Act, and includes any part of such plan. separately adopted and any amendment to such <br />plan or parts thereof. <br /> <br /> Conditional Use - A use which may be appropriate in a specific zone, but <br />may require special conditions imposed by the Council as it may create special problems <br />with regards to the protection of the public welfare, the integritY of the municipal land <br />use plan, and/or the zoning district in which it is located. <br /> <br /> Conditional Use Permit - A permit issued by the Council in accordance <br />with procedures specified in this Chapter which permit is required in order to carry on a <br />"conditional use" as defined in this Chapter. - <br /> <br /> Covenant - A contract between two individuals which constitutes a <br />restriction of a particular use of land. <br /> <br /> Coverage -That portiOn of a lot covered by principal and accessorY use <br />structures, and may include impervious surfaces if it is so indicated in the individual <br />zoning districts. <br /> <br />Density - A number expressing the ratio of dwelling units to an acre of <br /> <br />land. <br /> <br />9.02 - Definitions <br /> <br />9-9 <br /> <br />Jan.
