10 <br /> <br />That the applicant will be grading the Village of Sunfish Lake in conformance with an <br />approved grading plan for that subdivision. <br /> <br />That the Applicant appeared before the Ramsey Planning Commission for a public hearing <br />pursuant to Section 9.03.04 of the City Code. on April 3, 2003, and that said public hearing <br />was properly advertised and that the minutes of said public hearing are hereby incorporated <br />as a part of these findings by reference. <br /> <br />That Section 9.11.18 (Grading, Mining and Filling Permits) states that a permit shall be <br />required to grade individual lots by more than 3 feet in depth, fill individual lots by more than <br />2 feet at any point, and excavate more than 400.cubic yards of earth material. This Section <br />also states that permits shall be issued for a maximum 3 year period. <br /> <br />That the grading plan submitted proposes to import approximately 30,000 cubic yards of <br />common borrow material. <br /> <br />7. That the grading and excavation operation will/will not increase the traffic to the subject <br /> property for an extended period of time, but on an intermittent rather than continuous basis. <br /> <br />8. That the proposed use will/will not be unduly dangerous or otherwise detrimental to persons <br /> residing or working in the vicinity of the use or to the public welfare. <br /> <br />9. That the proposed use will/will not substantially adversely impair the use, enjoyment, or <br /> market value of any sun'ounding property. <br /> <br />10. That the proposed use will/will not be hazardous or disturbing to existing or future <br /> neighboring uses. <br /> <br />11. <br /> <br />12. <br /> <br />That the proposed use will/will not be a substantial improvement to property in the <br />immediate vicinity and to the community as a whole. <br /> <br />That the proposed use will/will not-be served adequately by public facilities and services such <br />as highways and streets. <br /> <br />13. That the proposed use wilI/wiI1 not create excessive additional requirements at public cost for <br /> public facilities and services, and it will not be detrimental to the economic welfare of the <br /> community. <br /> <br />14.
