CASE #:~ t~ <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF ALPINE ACRES, <br />CASE OF OAK CREEK BUILDERS, INC. <br /> By: Patrick Trudgeon, AICP,.Principal Planner <br /> <br />Background: <br /> <br />Oak Creek Builders, Inc. has applied for sketch plan review of a townhome deVelopment. The <br />property is generally located in the triangular area formed by the intersection of Nowthen Blvd, <br />Sunfish Lake Blvd., and Alpine Dr. Most of this land was previously proposed to be developed <br />as part of the plat of Villas of Meadow Point. Two additional properties, the Stull property at the <br />northern tip and the Bridwell property in the southeast portion of the development, have been <br />added to the project area. The developer of'Villas of Meadow Point h~k been unable to purchase <br />the property and therefore cannot proceed with the. Villas of Meadow Point subdivision. Oak <br />Creek Builders is representing the existing property owners. (staff has letters of consent from <br />the existing property owners stating that Oak Creek Builders are representing them). However, a <br />new City Council policy directs City Staff to send out a notice to surrounding property owners at <br />the time of sketch plan review. Notice of the Planning Commission meeting and a copy of the <br />sketch plan was sent out to residents within 700 feet of the development property. - <br /> <br />Observations: <br /> <br />The subject property is approximately 42.39 acres in size and the applicant is proposing a total of <br />187 townhomes (10 eight-unit buildings, 7 six-unit buildings, 14 four-unit buildings, 3 three-unit <br />buildings) and 4 single family homes (two existing and two new) for a total of 191 housing <br />units. The townhomes will be subject to a site plan review for ali other aspect, s of the proposal <br />including but not limited to architectural standards, off-street parking, structure setbacks, and <br />landscaping. The results of the site plan review may impact the' actual number of townhomes to <br />be developed on the property. <br /> <br />The property is currently zoned R2 Medium Density Residential with the exception of the' <br />property zoned R-1 Single Family Residential 'that is located at the northeast quadrant of the <br />intersection of Sunfish Lake Blvd. and Alpine Dr. The R-2 Zoning District allows for <br />townhomes up to 7 units per net acre.
