As mentioned in the City Staff Review Letter, the sanitary sewer trunk line will need to be <br />extended from south of Alpine Dr. to and through the development. As part of the discussion of <br />the Villas of Meadow Point subdivision, the City committed to contribute to the cost of part of <br />the trunk sewer line and allow for sewer and water trunk fees to be credited towards the <br />installation of the trunk line. It is expected that a similar arrangement can be worked out as part <br />of this development. However, the Ramsey City Council will be making the final determination <br />in regards to this matter. <br /> <br />A tree preservation plan and density transition provisions will need to be shown as part of the <br />preliminary plat submittal. <br /> <br />Recommendation: <br /> <br />City Staff recommends sketch plan approval subject to compliance with the City Staff Review <br />Letter dated May 30, 2002. <br /> <br />Commission Action: <br /> <br />Motion to approve the sketch plan contingent on compliance with City staff Review Letter dated <br />March 28, 2003 and recommend that the developer proceed to the preliminary plat stage. <br /> <br />-or- <br /> <br />Motion to deny the sketch plan. <br /> <br />Review Checldist: <br />Community Development Director <br />Associate Planner <br />City Engineer <br /> <br />PC 04/03/03 <br /> <br />10 <br /> <br /> <br />
