P38

northern portion of the plat because the two adjacent lots will have no open space. Principal
Planner Trudgeon noted that all of the driveways will be at least 25 feet, with the exception of
two or ttu'ee lots. Councilmember Strommen replied that her concern is that there will not be on
street parking. Principal Planner Trudgeon noted that that is very typical of a townhome
developlnent on a private street. Councilmember Strommen inquired as to how many off-street
parking odes will be included near the cottage homes. Principal Planner Trudgeon replied 12.
Mr. Bjerstedt stated that they are able to adjust the home design to accommodate more space on
the driveway. Principal Planner Trudgeon pointed out three lots that would have driveways less
than 25 feet. City Attorney Goodrich noted that the Council could require that no less than 50
percent of the driveways be less than 25 feet. Mr. Bjerstedt replied that there are only three lots
where the driveways are less than 25 feet otherwise and the driveways will be at least 25 feet.
Councihnember Strommen inquired if it would be possible to meet the 24 foot requirement on
those three lots. Mr. Bjerstedt replied yes. City Attorney Goodrich recommended that language
be included in the motion that no more than three of the units have less than 25 foot driveways.
Councihnember Strommen replied that she could agree with that.

Motion was amended to include the following condition: that no more than three of the units
have less than a 25 foot driveway.

Further discussion: Councihnember Stron~en inquired if there was any possibility of removing
the single lot on the northern po~ntion of the development. City Attorney Goodrich advised
Councilmember Strommen to make the appropriate motion.

Motion by Councilmember Strommen, seconded by Councitmember Zimmerman, to amend the
motion and remove the single lot on the northern portion of the development.

Further discussion: Councilmember Elvig stated that he was not in favor of adjusting Mr.
Bjerstedt's plan that far because there were are other similar conditions throughout the
development. The decision of wanting open space behind their home will have to be made by a
potential new owner. Councilmember Zimmerman stated that some of the basic problems are
caused because the lots are smaller.

Amendment failed. Voting Yes: Councilmembers Strommen, and Zirmnerman. Voting No:
Mayor Gamec, and Councilmembers Cook, Elvig, and Pearson. Abstained: Councilmember
Kurak.

Motion carried.
