The <br />si<etch plan consists of one (1) sheet dated March 5, 2003 and prepared b'y Hakanson Anderson <br />Associates. We offer the following comments: <br /> <br />General: The subject property is approximatel.y 42.39 acres in size and is. generally <br />located in the triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake <br />Blvd., and Alpine Dr. The sketch plan is proposing a total of 187 townhomes (10 eight- <br />unit buildings, 7 six-unit buildings, 14 four-unit buildings, 3 three-un/t buildings) and 4 <br />single family homes.. (two existing and two new) for a total of 191 housing units. The <br />townhomes will be subject, to a site plan review for all other aspects of the proposal <br />including but not limited to architectural standards, off-street parking, structure setbacks, <br />and landscaping. The results of the site plan review may impact the actual number of <br />townhomes to be developed on the property. <br /> <br />Zoning: The property is currently zoned R2 Medium Density Residential with the <br />exception of the property zoned R-1 Single Family Residential that is located at the <br />northeast quadrant of the intersection of Sunfish Lake Blvd. and Alpine Dr. The R-2 <br />Zoning District allows for townhomes up to 7 units per net acre. All of the townhome <br />units shown on the sketch plan are located in the R-2 District. R, 1 allows for single- <br />family homes up to 3 units per net acre. The two new homes will be located in the R-1 <br />District. <br /> <br />Density: The subject property is approximately. 42.39 acres, and the 191units proposed <br />results in a gross density of 4.51 un/ts per acre. Net density (exclUSive of wetlands and <br />major road right-of-way) will be-calculated at the time of preliminary plat submittal. <br />Since there are several wetlands on the property, 'the total number of units allowed as part <br />of the development may be affected.
