The sanitary sewer trUnk main currently terminates 880 feet <br />south of the Alpine Drive. The closest locations of the water main are an eight-inch main <br />located on the south side of Alpine Drive and a 12-inch main on the west side of CSAH 5 <br />(Nowthen Blvd.), a distance 300 feet north of 151st Lane. <br /> <br />It should be anticipated that the City will require that the trunk sanitary sewer line be <br />extended up to and through the site to the CSAH 5, and that the. 12-inch watermain be <br />extended along CSAH 5 up to County Road 57 (Sunfish Lake Blvd.) and then loop <br />through the site and connect with the existing 8-inch water main on the south side of <br />Alpine Dr. and the 12-inch watermain on the southwest comer of CR 57 and Alpine Dr. <br /> <br />As part of the discussion of the Villas of Meadow Point subdivision, the. City committed <br />to contribute to the cost of part of the trUnk sewer line and allow for sewer and water <br />trunk fees to be credited towards the installation of the trunk line. It is expected that a <br />similar arrangement can be worked out as part of this development. However, the <br /> Ramsey City Council will be making the final determination in regards to this matter. <br /> <br />Park Dedication: The proposed plat will be forwarded to the Park commission for a <br />recommendation on park dedication. The City has the option for cash at the rate of <br />$1800.00 per unit, land, or a combination of the two. <br /> <br />Sidewalks: City Code requires the installation sidewalks along one side of all non cul-de- <br />sac public streets. Sidewalks will need to be shown on the preliminary plat. <br /> <br />Trail Development and Trail Fees: The current trail development fee is.$475.00 per unit <br />and is due prior to recording the plat. The location of trails and conSideration for <br />potential credit for trails will need to be coordinated through Mark Boos, RamseY's Park <br />Supervisor (763) 286-0833. <br /> <br />Olden Space: City OrdinanCes require that at least 40% of the development consist of <br />open space. Qualifying areas include grassed lawns, landscaped areas, gardens, natural <br />areas, landscape rock, mulch, wetlands, and ponding areas. At least 10% of the open <br />space must be shown as an easily identifiable common area for the use of the surrounding <br />residents. Please provide this information as part of the preliminary plat submittal. <br /> <br />Stormwater Management Fee: The City has enacted a stormwater management fee of <br />$375.00 per unit. The payment of this fee will be required prior to recording the plat. <br /> <br />Tree Preservation Plan: A tree preservation plan must be sUbmitted as part of the <br />preliminary plat process. The tree preservation plan shall inclUde a tree inventory and <br />location of the existing trees. Every attempt to avoid existing significant trees must be <br />made. <br /> <br />Density Transitionin~: City Ordinances require a transition between higher density. <br />developments and lower density developments.
