Land Development LLC is in the process of gaining approval of the Village of Sunfish Lake <br />subdivision along Sunwood Dr. LTR has submitted an application for a conditional use permit <br />to allow them to import soils into the development site as part of the grading plan approved at the <br />preliminary plat stage. They plan on importing approximately 30~000 cubic yards into. the site. <br /> <br />The following items are enclosed: <br /> <br />1) Site location-map <br />2) Village of Sunfish Lake Grading Plan <br />3) Letter from applicant detailing information about request <br />4) Map showing proposed haul route <br />5) Map showing temporary stockpile location <br />6) Proposed findings of fact <br />7) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. Staff attempted to notify property owners within 700 feet of the subject <br />property of the public hearing. <br /> <br />Observations: <br /> <br />As part of the Village of Sunfish Lake development, LTR Land Development Inc. will need to <br />import soils to the site as part of their approved grading plan for the'project. The applicant is <br />requesting to import 30,000 cubic yards of soils. Importing that much soil requires a grading <br />permit from the City. The method used to grant a grading permit is a Conditional Use Permit. <br /> <br />The proposed haul route for the material will be Hwy. 10 to Sunfish Lake Blvd. to Sunwood <br />Drive into the site. (See attached map). The applicant is anticipating starting about May 15, <br />2003 (pending the necessary approvals for the development) and expects to be completed after 60 <br />construction days. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the request. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council adopt Findings of Fact # relating to LTR's request <br />fbi' a grading permit to grade and import soils to the land to be platted as Village of Sunfish Lake. <br /> <br /> <br />
