We are also in receipt of a Floor Plan and Building Elevation Plan prepared by <br />Lampert Architects dated February 7, 2003. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 32,805 square foot office and manufacturing <br />facility. The site is located on Lot 3, Block 1, Sunfish Business Park located west of Sunfish <br />'Lake Blvd., east of County Road # 116, and south, of Sunwood Drive. <br /> <br />Zoning: The subject property is zoned Industrial. City Code permits Office and manufacturing <br />facilities in the Industrial zoning district. <br /> <br />Lot Coverage: The Industrial district restricts lot coverage to 35%. The subject property is 2.55 <br />acres (111,096 square feet) in size. The proposed facility is 32,805 square feet in size, which <br />equates to a lot coverage .of approximately 29.5.% (32,805/111,096), this complies with City <br />requirements. <br /> <br />Utilities: The facility will be served by municipal' sewer and water' facilities. A lit5 station Will <br />be necessary to service this lot. plans and specifications for this lift station have been ordered at <br />the time of th/s Writing.. The developer should consul-t with the CitY to determine a schedule for <br />this lift station becoming operational. It is anticipated that this.lift station vcill not be operational <br />before June 14, 2003. -~ <br /> <br />Setbacks: The proposed structure complies with the. 40-foot front yard, 35-foot rear yard, and <br />20~foot side yard setback established in the Industrial district. <br /> <br />Screening: The abutting properties to the north, south, east and west are Zoned Industrial; <br />therefore City Code does not require screening from' adjoining properties. <br /> <br /> <br />
