(Driveway lengths range from <br /> 22 to 26 feet'in length) <br />feet 30 feet <br /> <br />As noted in the table, having reduced setbacks in the cottage area reduces the normal <br />driveway length. From the latest plans provided, driveway length would range from 23-40 <br />feet in length. Three cottage units would have driveways that are 22-23 feet from the <br />proposed sidewalk through the cottages. There has been concern raised with past townhome <br />subdivisions about the possibility of having large trucks and vehicles overhang into the street if <br />the driveways are not at least 25 in length. If it is felt that the units need to have 25-foot long <br />driveways, the units will need to be pushed closer to the exterior boundary lines in' order to <br />meet the standard. <br />Narrower road right-of-way than required. Current regulations require that urbanstreets have <br />at least 60 feet of dedicated public fight-of-way. The proposed development shows 50 feet <br />public right-of-ways. <br />Narrower constructed street widths. Current regulati.ons require that urban public streets are <br />32 feet wide as measured from back of curb to back of curb. The submitted preliminary plat <br />shows public streets as being 26 feet wide as measured from back of curb to back of curb. <br />City Engineering, Public Works, Police Department, and Fire Department staff.have reviewed <br />this matter and due to public safety and snow plowing operational concerns and the need to <br />provide efficient traffic movement, are recommending that. the public streets within this <br />subdivision adhere to the 32-foot width. <br />Private streets through the association-maintained cottages. The developer originally <br />submitted a. sketch plan showing a private road going through the cottages. The Planning <br />Commission directed the applicant to put a public road through the cottages. At their January <br />21~t work session, the City Council, after some discussion, indicated that they desired to see a <br />private road through the cottages. The developer has submitted an alternative layout for the <br /> <br />31 <br /> <br /> <br />
