The site plan consists of a Ske and Landscaping. <br />Plan sheets numbered L1-2 and L1-3 dated January 15, 2003 prepared byLoucks Associates. On <br />January 30, 2003, Staff' received a revised drawing showing the Tungsten Way connection, and the <br />use of private roads through the cottage area: We offer the following comments: <br /> <br />1. General: The subject property is approximately 29.07 acres in size and is generalIy along <br /> Sunwood Dr. between. Potassium St. and 145t~ Ave. NW. The property is currently used for <br /> agricultural pu. rposes. You are proposing to construct a total of 115 housing units with .79 <br /> proposed to be single family lots and 36 as association maintained cottages. · <br /> <br />2. Zoning: The subject property is zoned R-1 and you are requesting rezoning tO a PUD. As <br /> part of the PUD process, you are required to submit a preliminary site plan, This letter <br /> constitutes the preliminary site plan review. Prior to final plat approval, you will need to <br /> submit a final site plan for approval by the CitY Council. <br /> <br />3. Density:. The total development property contains 29.;07 acres. Of that amount, 0.23 acres <br /> are wetlands. The net density of the whole property is 3.98 units per acre. The City of <br /> Ramsey Comprehensive Plan designates this area for' low density single family residential <br /> development not to exceed a net density of 3 units per acre or uP to.4 units per net. aCre if <br /> townhomes are proposed as part of a Planned Unit .Development (PUD). Therefore, the- <br /> density shown on the site plan is acceptable: <br /> <br />4. Streets: Access issues and traffic impact will be reviewed as part of the.platting process. <br /> The current submitted plan shows public streets as being 26 feet wide in 50-foor right-of-ways <br /> which is less than what is required under City Ordinances. City standards are 32 feet of <br /> constructed road as measured from back of curb to back. of curb and 60 feet of public right- <br /> of-way. The City Engineering, Public Works, PoliCe Department, and Fire. Department find <br /> the 26-foot width unacceptable and will require the streets to-be 32' feet wide for public safety <br /> and traffic movement efficiency.
