Village of Sunfish Lake <br /> <br />Dear Joseph: <br /> <br />We are in receipt of your preliminary plat to develop a plat of single-family and association <br />maintained residential lots in Ramsey. The preliminary plat submittal eight, sheets dated January <br />15, 2003 and prepared by Loucks Associates. We offer the following comments: <br /> <br />General: You are proposing to develop the Kurak property that is located south of Sunwood <br />Drive between Potassium St. and 145~ Lane. The property is .currently used for agricultural <br />purposes. The submitted preliminary plat shows a total of 1 t5 housing units on 29.07 acres. <br />Of these 115 units, 79 are proposed to be single family lots and 36 will be association <br />maintained cottages. <br /> <br />2. Zoning: The property is currently zoned R-1 Residential and is located in the Metropolitan <br /> Urban Service Area. '~ <br /> <br />Planiied Unit Development (PUD): You' are. proposing that the subdi'~i'sion'be rezoned to a <br />Planned Unit Development (PUD) due to the desire to create a Unique neighborhood. The <br />following is a listing of City Code items that you are requesting permission to deviate from. Via <br />the PUD process <br /> <br />· Smaller lot sizes for urban -single family lots. <br />· Narrower lot widths for urban single-family lots. <br />· Lesser building setbacks than normal. <br />· Narrower road right-of-way than requiredl <br /> Narrower'constructed street widths. <br />· Private streets through the association-maintained cottages. <br /> <br />As part of the PUD review process, determination will be made whether these deviations from <br />City Code are acceptable. <br /> <br />4. Density: The total development property contains 29.07 acres. Of that amount, 0.23 acres <br /> are wetlands. The net density of the whole property is 3.98. units per_ acre.
