Absent: Commissioner Johnson and Watson. <br /> <br />The public hearing closed at 8:57 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 8:57 <br />p.m. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Brauer, to recommend that the City <br />Council approve the preliminary plat of Rivenwick 3rd Addition contingent upon compliance <br />with City Staff review letter dated September 27, 2002 and further subject to modifying the <br />proposed plat to include Outlot A as depicted this evening and the City Council taking a final <br />plating consist of lots 8, 9, and 10 and accepting the proposed landscape buffering along the <br />southern boundary line as fulfilling density transitioning requirements for this plat and the <br />developer receiving a rezoning of that portion of the subject property which is zoned B-1 <br />Business. <br /> <br />Further discussion: Commissioner Reeve asked regarding the trees, if staff could .go out and <br />make sure the plantings are not Undesirables. Associate Planner Wald stated they already know <br />the species and they are desirable trees. <br /> <br />Motion Carried. Absent: Commissioners Johnson'and Watson. <br /> <br />Case #9: <br /> <br />Request for Site Plan Review of Rivenwick 3rd Addition; Case of Turtle <br />Moon, Inc. <br /> <br />Associate Planner 'Wald stated the City received an application from Turtle Moon Inc: for site <br />plan review of a townhome develoPment. The property is generally located south of Riverdale <br />Drive and north of the existing Rivenwick urban residential development. The project area is <br />approximately 19.46 acres in size. The maximum net density established in the R-2 District is 7 <br />units per acre. Net density for the proposed development is 7 units per acre; this complies with <br />City Code. P,_iverdale Drive is proposing to cormect to Highway #10 and to Garnet Street. <br />Connecting Riverdale Drive to Highway #10 will involve the'resignalization of Highway #10 and <br />Ramsey Blvd. intersection. The proposed development meets all setbacks, unit size, structure <br />height, and off-street parking requirements established in the R-2 district. The site plan meets <br />the landscaping and screening requirements.
