Motion by Councilmember Zimmerman, seconded by Councilmember Kurak, to approve Cindi <br />and Michael Heying's request to exceed accessory building size restrictions based on Findings of <br />Fact # , and adopt Resolution #02-10- declaring terms of same. '- <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Zimmerman, Kurak, Anderson, <br />and Hendriksen. Voting No: None. <br /> <br />Mayor Gamec recessed the regular meeting of the City Council at 9:13 p.m, ~., .- <br /> <br />Mayor Gamec called the regular meeting of the City Council back,toorder at 9:24 p.m. <br /> <br />Case #6: Request for Final Plat Approval of Evergreen Point 2"d Addition: Case of <br /> Edina Development, Inc. _..::-- ~:~ <br /> <br />Principal Planner Trudgeon stated that Edina Deveiopment'i'has submitted a final plat for the <br />second phase of Evergreen Point, a 11 O-unit townhome development on the northwest comer of <br />Alpine Dr. and State Hwy. 47. The preliminary plat was approved:by the City Council on May <br />28, 2002. Evergreen Point 1~ Addition was approved by the City Council on,July 23, 2002 and <br />consisted of 58 townhomes. Ever~een Point 2"d Addition will consi'St of 52 townhome units. <br />The subject property is zoned R-2 Medium-Den?ity Residential which allows up to 7 dwelling <br />units per acre. The submitted final plat is the second phase of the development and consists of <br />52 townhouse units. The submitted final plat adheres :to the approved preliminary plat. Final <br />grading, utility, drainage, and construction plans, have been submitted and are generally <br />acceptable subject to the comments contained in ..the City StaffReview Letter dated October 4, <br />2002. The final plat submittal contains plans for the required sound wall along TH 47 as <br />approved as part of the first phase. City staff recommended final plat approval of Evergreen <br />Point 2"d Addition subject tO compliance with'the Ci,ty Staff review letter dated October 4, 2002 <br />and the developer enter/ng into a development agreement with the City. <br /> <br />Councilmember Kurak stgt~d that-on page 2 t 9 of the agenda there is a site plan that identifies <br />par-king spaCe~ off a publ/c street,~ '~ --.::-:- <br /> <br />Principal Planner Tmdgeon explained that that was an old plan and that the parking nodes have <br />been removed from the final plat. <br /> <br />Councilmember Kurak stated that the park dedication fees and trail fees that are going to be <br />collected as part of this development are quite significant and inquired if those funds are set aside <br />for parks and trails. <br /> <br />Principal Planner Tmdgeon replied yes.
