General: The subject property is 4.81 acres in size and is generally located north °f Alpine <br /> Dr. between Zuni Street and Yak/ma Street NW. The preliminary' piat presented is proposing <br /> to subdivide an unplatted parcel into I 0 single-family l°ts served by City sewer and water. <br /> <br />2. Zoning: The property is located within the M.U.S.A boundary and' is .currently zoned R-1 <br /> Single Family. The single-family homes shown in the preliminary plat are a permitted use in <br /> the R-1 Zoning District. <br /> <br />Density: The 2001 Comprehensive Plan designates this area for low density single family <br />residential development and low density has been established at 3 units per .acre. The gross <br />density for the subject property is approximately 2.08 units per acre. Net density, which <br />excludes wetlands and state, county, and MSA roads, has been eStablished at. 2.2 units per <br /> <br />acre. <br /> <br />Access and Streets: The development will gain access from neWly constructed Yak/ma St. <br />contained in the Highlands at River Park subdivision.
