10 <br /> <br />accompIish this connection and the necessary signalization upgade, the developer will need to <br />acquire property, to the west which is owned by 'Anoka County. In conversations between Anoka <br />County and the developer, the proposed connection is acceptable, however it is anticipated that <br />some time will be required to resolve legal issues. Staff is recommending the developer <br />construct Pdverdale Drive as proposed with the provision that theI connection of' Riverdale Drive <br />to the.highway will be temporary in nature. When Anoka County and the developer are able to <br />work out legal issues the cormection will need to be realigned and constructed as a permanent <br />intersection. <br /> <br />City Code also requires the development to 'provide a minimum of 40% open space, I0% of <br />which much be identified as a common area for use by residents of the development. The <br />development exceeds open space requirements. <br /> <br />The development wiI1 be serviced by municipaJ water and sewer. <br /> <br />The Park and Recreation Commission reviewed the sketch plan of Rivenwick. ? Addition at <br />their August meeting. The Park Commission is recommending an 8 foot trail along 'Riverdale <br />Drive extending from the westerly boundary. Ii.ne to Gm-net Street. The traii will continue to <br />extend along the northwest side of Riverdale Park to the eastern edge of the park.
