22 <br /> <br />developer are able to work out legal issues the connection will need to be realigned and <br />constructed as a permanent intersection. <br /> <br />A few of the private streets do not comply with City Code specifications and the site plan will <br />need to be revised accordingly. <br /> <br />The proposed development meets all setbacks, unit size, structure height, and off-street parking <br />requirements established in the.tK-2 district. <br /> <br />The site plan is deficient in the number of ornamental trees and shrubs required in the <br />district. The site plan will also need to be revised to provide the required screening when a <br />multiple family development abuts a single family development. The subject property contains a <br />berm along the southern boundary line, which abuts the e,-dsting single family development. <br />This berm was developed at the time the first and second additions of R.ivenwick were platted <br />and it has been established with trees and shrubs.
