}cfr. Lon~eld stated one proposal is to move the septic system to the east which would be in <br />compliance. He presented photographs of the property, noting the trees that would have to be <br />removed to accommodate the relocated sewer. <br /> <br />Chairperson Ni:ct noted those trees provide a. buffer to the neighbor's property. <br /> <br />Mr. Longfield stated that is correct and added that the septic system is eight years old. <br /> <br />Chairperson Nixt stated he is inclined to grant the requested variance since the configuration of <br />the lot otherwise is not typical. He noted one configuration requires relocation of the septic <br />system which eradicates many trees and eliminates the buffer. He stated he believes there is basis <br />for findings of fact since Similar considerations have been approved in the past. However, he does <br />support requiring the right-of-way. <br /> <br />Principal Planner Trudgeon stated that even if the variance is approved, the drainfield would have <br />to be relocated away from the lot line. <br /> <br />Chairperson Nixt stated it would be least intrusive to surrounding properties to allow the trees to <br />stand. He noted that a resident at the last meeting had asked the Board to find a way to preserve <br />the trees. <br /> <br />Board Member Kociscak commented that trees can be replaced. <br /> <br />Chairperson Ni,'ct stated it appears the stand of trees is 20 to 25 feet deep. <br /> <br />lVlr, Longfield stated it is actually 60 to 65 feet deep and located about 25 feet behind his house. <br /> <br />Chairperson Nix stated in the past the Board has used unique land structures to consider approval <br />of a variance. <br /> <br />Board Member Reeve referred to the second proposal and asked if an easement could be given for <br />the sewer being on the property line. <br /> <br />Board Member Kociscak asked who will be moving in next door. <br /> <br />Mr. Longfield stated he would have a buyer for that lot and he would prefer to move the sewer so <br />it is compliant. <br /> <br />Board Member Kociscak stated it may be possible to get an easement for the sewer so k-would <br />not have to be relocated until it failed and needed to be replaced. <br /> <br />Principal Planner Trudgeon explained that would be a variance to State Code Chapter 7080.
