Longfield: <br /> <br />We are in receipt of your sketch plan regarding the lot split of your land located on 177a Ave. <br />consisting of one (1) sheet prepared by E.G. Rud and Sons, Inc. Staff offers the following <br />C 01TllTlerlt S: <br /> <br />General: The sketch plan shows two lots being created out of a 10 acre parcel. The e~sting <br />homestead will be on a 7.9 acre parcel and a new lot of 2.08 acres is proposed to be created. The <br />City Council =o-ranted you a variance to the 2.5 acre lot size requirement at their July 2.3, 2002 <br />meeting. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. <br /> <br />Lot Sizes and Dimensions: The current minimum lot size in-the R-I Rural Developing District is <br />2.5 acres. The City Counc/1 granted you a variance to the 2.5 acre lot size requirement at their <br />July 23, 2002 meeting. The two lots being created are 2.08 acres and 7.9 acres in s/ze. Both lots <br />meet the minimum lot width requirements as defined in City Ordinances. <br /> <br />Drainage: No grading plan is being requested for this plat. If approved, one additional residence <br />will have minimal impact on the e~sting drainage. However, it ii understood that future property <br />owners must take the full responsibility in ensuring that there is. adequate drainage away from the <br />structures. <br /> <br />Streets. City Ordinances require that the arrangement of streets in new subdivisions shall make <br />provisions for the continuation of e:dsting and future streets into adjoining areas. The proposed <br />minor subdivision does not show the continuation of the e,-dsting 177m Ave. right-of:way to the <br />easte~ border of the applicant's property,. We have had several meetings to discuss the matter <br />and from those discussions, staff is proposing that no right-of-way be dedicated ar this time. <br />However, language will be inserted into the development agreement that will require you to <br />dedicate the right-of-way ar the time the eastern pordon of Lot 2 is resubdivided or an alternative <br />solution to providing a connection :o the east is ageed upon. Since there is no need for the Ci~ <br />to own and maintain a right-of-way corridor until lots are created that will need the access, sra£ <br /> <br />73 <br /> <br /> <br />
