We offer the following comments: <br /> <br />General: The proposed plat consists of 4.53 acres and is generally located in the <br />southeast quadrant of' the intersection of' Novcthen Blvd. and AIpine Drive: The proposed <br />sketch plan proposes to subdivide an existing tot into two lots. Currendy, Kzmsey Dental <br />Clinic operates on ~b_is <br /> <br />Zoning: The property is currently zoned B-I Business. <br /> <br />Lot Sizes and Dimensions: Both proposed lots exceed the 1/2 acre minimum lot size for <br />commercial lots in the B-1 Business Distri~. They also exceed the minimum lot width of <br />100 feet and lot depth of 150 feet. <br /> <br />Setbacks: The existing Ramsey Dental Clinic will meet all required setbacks for the B-1 <br />Zoning District once the new lot is created. <br /> <br />Building Coverage: City Ordinances do not allow for more than 35%. building coverage <br />in the B-I District. The e,-dsting Kamsey Dental Clinic will only have 5% building <br />coverage with the new tot comhD.tration and is therefore in compliance with building <br />coverage regulations. <br /> <br />Street Access: Currently, the prope~y has one access from Nowrhen Bird. The access <br />serves the Rarnsey Dental Climc and is expected to remain. It is presumed that ,amoka <br />County will not allow another access onto Nowthen Blvd. and Lot 2 witI only be able to <br /> <br />87 <br /> <br /> <br />
