-I
I
I
I
I
I
I
i
I
I
I

Rationale & Supportin.q Detailed information
Conditional Use Permit Application
Wayne L. Steinke
15661 Juniper Ridge Drive NW
Ramsey, MN 55303

The purpose of the Conditional Use Permit Applicatie. n is t° describe my plans and rationale for constructing an
accessory building on my residential property which slightly exceeds the height and square foot limits.

Height
My primary goal with this structure is to closely matches the unique architectural features of the houSe (see
attached photo). This is a Clerestory design with a 6/12-pitch roof on the front and a 4/12 on the back, with an
offset ridge (same as the house). I also wish to install an 8' high garage door; rather than the standard 7'.
Additionally, the design incorporates an 18" deep floor truss system that eliminates supped posts in' the garage.
These design elements are key objectives of this project, and are critical in determining the minimum height of
the structure. Given these design objectives, and the use of lower profile awning windows in the Clerestory
feature, 21 '-4.3/4" is the lowest height possible. '.

The height of the house from ground level to the top of its Clerestory feature is 30'-6", and to the main roof ridge
is 28'-4". The same measurements on the proposed garage are 21 '-4.3/4" and 19'-8:314", respectively. I point
this out to illustrate the proportions of the house and garage relative to each other. The proposed Clerestory
garage will not over power the house, but rather each will compliment one another nicely.

I'm certain the addition of this garage would not only enhance the property itself, but also the neighborhood. I.
have attached a petition showing that I have reviewed this plan with my neighbors, and that they do not object to
the height or square footage of the proposed garage.

Square Feet

Lot Size: 31,859 Sq. Ft. (means total of Primary Garage and ail Accessory Buildings cannot exceed 1488 sq. ft.)

Primary Garage = (28' x 28') - (3' x 8' [stairwell]) = 760 Sq. Ft.
784 24
Accessory Building = 24' x 32' = 768 Sq. Ft.
Primary Garage plus Accessory Building = 152.8 Sq. Ft.
Total square feet allowed w/o variance = 1488 Sq. Ft.
Over = 40 Sq. Ft.

Although changing the size to a 24' x 30' would result in being 8 sq: ft under the limit, the 24' x 32' size, being
divisible by 4 and 8, makes more efficient use of building materials. Additionally, I would like the extra square
feet for storage.

Primary Garage = 760 Sq. Ft.
I.._fAccessory BUilding = 24' x 30' = 720 Sq: Ft.
Primary Garage plus Accessory Building = 1480 Sq. Ft.
Total square feet allowed w/o variance = 1488 Sq.
Under = 8 Sq.-Ft.

Use of Gara.qe
I plan to use the garage for storage and woodworking. I have a pontoon boat, canoe, 2 fishing boats, and a -
utility trailer, plus 2 lawn mowers (rider and walk-behind), 2 snowblowers (large.and small), and numerous
woodworking tools. My woodworking is a personal hobby.
Currently, all of the watercraft and the riding lawn mower sit outside in the yard' creating a somewhat unsightly
situation. With a favorable ruling [ would further agree not to put up any 10' xl0' utility sheds on the property
...which i've considered in the past but declined because-they don't provide the aesthetic solution I'm looking
for.

I greatly appreciate your careful consideration. I hope you agree with my rationale an'd grant this permit.
Sincerely,

Wayne L. Steinke

21.
