CAsE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED HEIGHT <br />RESTRICTIONS FOR ACCESSORY STRUCTURES; <br /> CASE OF WILLIAM AND ELIZABETH ER.HART <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />City Code restricts accessory structure building heights to 16 feet inside the Metropolitan Urban <br />Service Area (MUSA). The total amount of accessory structure space allowed on a parcel is <br />regulated by parcel size. The City received an application from William and Elizabeth Erhart for <br />a conditional use permit to exceed the detached accessory building height and Size restrictions <br />established in City Code on the property located at 4740 154a' Lane NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site Survey .- <br />c) Application text <br />d) Elevations for accessory structure <br />e) Proposed findings of fact ;. <br />f) Proposed conditional use permit <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff attempted tO notify owners of property within 350 feet of' <br />the Subject Property of the applicants request and the public hearing} <br /> <br />Observations: <br /> <br />The subject property is approximately 4.5 acres in size and is located within the MetroPolffan <br />Urban Service Area (MUSA). The applicant is proposing to construct a detached accessory <br />building that would be approx/mately 22 feet in height, which results'in about a 6-fo0t. deviation <br />from City Code. The applicant would like to exceed the 16-foot height restriction in order to <br />match the roofline of the principal structure and provide for additional overhead storage. <br /> <br />The proposed detached accessory building will comply with all of the setback requirements and' <br />accessory structure square footage restrictions established in City Code. The e~erior wails are <br />proposed to be faced with vinyl siding and the roof will be finished with asphalt shingles. The <br />architectural standards are in compliance with City Code: <br /> <br />Recommendation: <br /> <br />Staff is of the opinion that constructing the garage to closely match the principal structure <br />roofline design is preferable and will be an improvement to the property. <br /> <br />35 <br /> <br /> <br />
