Absent: Commissioners JohnsOn and Sweet. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the planning commission back to order a~t 7:50 <br />p.m. <br /> <br />PLANNING COMMISSION BUSINESS <br /> <br />Case #3: Request for Sketch Plan Review o'f Rivenwick 3ra Addition; Case of Turtle <br /> Moon, Inc. <br /> <br />Associate Planner Wald stated that the City received an application from Turtle Moon, Inc. for <br />sketch plan review of a townhome development to plat 112 townhoUSe 'units. The property is <br />generally located south of Pdrverdzde Drive and north of the e,,dsting Rivenwick' 2nd Addition <br />urban residential development. The subject property wiI1 be officially zoned R-2 on July 11, <br />2002. Staff has reviewed the proposed sketch plan. in accordance with the newly adopted <br />residential district criteria. The subject property is appro,'dmately 16.03 acres in size. The <br />maximum net density established in the R-2 District is 7 units per acre. The sketch plan is <br />proposing a net density of 7 units per acre; this complies With City Code. The sketch· plan is <br />providing for'six and.eight unit structures. City Code requires a minimum of 700 square feet for <br />a I bedroom unit, 800 square feet for a 2 bedroom, and 960 square feet for a 3 bedroom unit. <br />The size of each townhouse will be reviewed during site plan review of the townhome structures. <br />However, the proposed lot sizes on the preliminary plat will also need to take into account the <br />minimum townhouse size as defined in ...City Code. The townhouse units will front onto private <br />streets. The private streets will have access to a public street, which derives access to Riverdale <br />Drive. It is Staff's understanding that Pdverdale Drive will be constructed beyond the property <br />boundary line to connect to U.S. Highway #10 at Ramsey BlVd.
