The plan should also consider extending storm sewer south on <br />Helium St. to pick up runoff e,-dting the site to the east. There is a missing 882 contour <br />around Lots 1-5, Block 2 that needs to be included. <br /> <br />Areas with less than 2% slope will requires a certificate of grading prior to occupancy. <br />Areas with less than 2% slope include: Lots 1-10, Block 1; Lots 6-13, B}ock 2; Lots 18- <br />22, Block 3; Lots 7-19, 25-30, and 42-49, Block 4. <br /> <br />A final grading plan must be submitted as part of' the final 'plat. <br />the final grade plan are as follows: <br /> <br />Storm sewer size, type, and inverts <br />Critical drainage swale elevations <br />Drainage and utility easements <br /> <br />Items to be included on <br /> <br />House style with detail, and table that includes house type,-low floor elevation, <br />garage floor elevation, lowest opening elevation, 100-year flood-elevation, <br />street center line elevations, and front and rear yard slopes. <br /> <br />Drainaue and Utility Easements: There are wetlands within the boundaries of the. plat that <br />have been appropriately delineated and encumbered with drainage and utility easements. <br />The storm sewer alignment is proposed to be encumbered with drainage and utility <br />easement. The sewer and water alignment will also have to be identified with drainage <br />and utility easement on the final plat. A 20-foot drainage and utility easement m.ust be <br />provided for the sanitary sewer and water main when located outside of public road fight- <br />of way. A ten-foot drainage and utility easement' must also be provided around the <br />perimeter of the plat. <br /> <br />Traffic Generation Analysis: You have hired Hakanson Anderson to complete a traffic <br />impact study for Sunflower Ridge. That study is attached to -the case. The City has also <br />hired Hakanson Anderson for an analysis of the cumulative effect of traffic generated from <br />the area. Those results are not yet available. <br /> <br />Utilities and Water Usa~,e: The development will be served by municipal water and <br />sanitary sewer. Options for service are: a) developer extend sewer trunk and any costs <br />incurred above and beyond the sewer and water trunk fees duewould be the responsibility <br />of the developer; b) the developer can wait for the interceptor; c) developer can work <br />out a lift station plan with surrounding developments that could .be vacated when the <br />interceptor gets to the area. You have opted to plan for a lift station that would be deep <br />enough to serve all four developments (Wildlife Sanctuary 2"a and 3~d,'' Evergreen Point, <br />and Sunflower Ridge). This lift station has been proposed to be located on the north side <br />of ar~ adjacent plat. If one of the above mentioned plats does not get approval, the plan <br />will need to be modified.
