REQUEST TO REZONE PROPERTY FROM R-IR SINGLE FAMILY RURAL <br /> TO R-1U SINGLE FAMILY URBAN RESIDENTIAL: <br /> CASE OF KELSEY GUSTAFSON <br /> By: Megan Wald, Associate Planner ' <br /> <br />Background: <br /> <br />Kelsey Gustafson has submitted an application to rezone Lot 3, Block 1, Wildlife <br />Sanctuary Addition from R-iR Single Family Rural to R-1U Single Family Urban <br />Residential. <br /> <br />The following items are enclose'd for your information: <br /> <br />1. Proposed findings of fact <br /> <br />Notification: <br /> <br />State Law requires that the City notify property owners within 350 feet of the sUbject <br />property of the public hearing. Staff sent notices to property owners within 350 feet of <br />the subject property. <br /> <br />Observation: <br /> <br />Kelsey Gusta£son is requesting that the City rezone his 7.50-acre homestead from R1-R <br />Single Family Rural to R-1U Single Family Urban. The rezoning would allow the <br />Applicant to development his homestead into single family lots that would be serviced by <br />municipal sewer and water services. <br /> <br />The City has also received a rezoning application from the developer (Oakwood Land <br />Development) of the property located to the north and northwest (Lots 1 and 2 of <br />Wildlife Sanctuary Addition) of Mr. GUStafson's homestead. Oakwood Land <br />Development is requesting that Lots 1 and 2 of Wildlife Sanctuary Addition be rezoned <br />from R-IR Single Family Rural to R-1U .Single Family Urban. Oakwood Land <br />'Development is also the developer for property located immediately to the ·south· of the <br />subject 'property. Oakwood Land Development is requesting a rezoning of the property <br />from business to medium density residential (proposed. Sunflower Ridge. development). <br />The City Council introduced a rezoning ordinance on January 22, 2002 to rezone <br />property located to the east of Mr. Gustafson's parcel to R-3 Urban Residential (proposed <br />Evergreen Point development). <br /> <br />The 2001 Comprehensive Plan identifies the Applicant's parcel for low, density <br />residential development and low-density has been established at 3 units per acre.
