REQUEST FOR PRELIMINARY PLAT REVIEW OF <br /> WILDLIFE SANCTUARY 3.~ ADDITION; <br /> CASE OF KELESY GUSTAFSON · <br /> By: Megan Wald, Associate planner <br /> <br />Background: <br /> <br />Kelsey Gustafson has applied for preliminary plat review to re-subdivide his homestead into <br />single family urban lots. The subject property is located at 15596 St. Francis Blvd., also known <br />as Lot 3, Block 1, Wildlife Sanctuary Addition. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Notification: <br /> <br />Site location map <br />Proposed Preliminary Plat <br />City Staff Review Letter diited April 26, 2002 <br /> <br />State statute requires notification of the public hearing to owners of property within 350:feet of <br />the subject property. Staff sent hearing notices to residents within 350 feet of the sUbject <br />property. <br /> <br />Observations: <br /> <br />The property is currently zoned R-IR, Single Family Rural. The City has received an application <br />from the Applicant requesting to rezone the property from R-IR Single Family Rural to R-1U <br />Single Family Urban. The property is located within the MUSA boundary line and is eligible for <br />development ,~,ith municipal sewer and water services. The 2002 ComprehenSive Plan designates <br />tiffs area for low-density urban residential development and low-density dev, elopment has been <br />established at 3 units per acre. '."~' _ ~ <br />The subject property is 7.50 acres in size.' ~a.~li,~ plat is proposing to' subdivide the <br />property into 13 single-family urban lots( Minusin~_...~t the wetland{.~net density for the <br />development has been established at 2.8 units-~per-ae-r-e~. . . ~" <br /> <br />The proposed single family lots meet the 10,800 square foot lot size and 80 foot lot width <br />requirement. City Code requires comer lots to be 90-feet in width measured'at the building <br />setback. It appears that Lot 10, Block 1 is deficient of this requirement. <br /> <br />Staff received a preliminary plat from Oakwood Land Development for the development of LOtS <br />1 and 2 of Wildlife Sanctuary Addition, located to the north and west of the subject property <br />(proposed Wildlife Sanctuary 2® Addition). Oakwood Land Development is proposing to extend <br />Iodine Street to the south in order for Wildlife Sanctuary 3r~ Addition to derive public access. <br />The development of lots in Wildlife Sanctuary 3rd Addition is contingent up the time frame of <br />final platting and the construction of Iodine Street in Wildlife Sanctuary 2nd Addition. <br /> <br />147 <br /> <br /> <br />
