G. Screening <br /> <br />1. Bufferyards: The table below establishes the minimum bufferyard and additional plantings required when a <br />higher density zoning district is adjacent to a lower density zoning district. The screening requirements are applicable <br />when any portion of a property with a higher zoning designation shares a property line with a lower zoning designation. <br />Within that bufferyard, an additional, percentage of landscaping is also required as based on the. minimum landscape <br />plantings. Tl~e additional percentage of plantings required is to be planted within the bufferyard. <br /> <br /> Existing Development <br /> R-1 R-2 <br />"R'i - - <br />R-2 30 fl <br />% Increase 10% <br />Required <br />R-3. 40ft 30ft <br />% Increase 20% 10% <br />Required <br /> <br />The additional landscaping materials, shall be :in addition to .the. number of Plantings. required in the site <br />landscaping section of this district and shall .be located within the required bufferyard. <br /> <br />3. Screening in accordance with Section 9.11.09 of RamseY City Code. <br /> <br />H. Lighting: <br /> <br />1. Any lighting used to illuminate an off-street parking area, sign or structure, shall be arranged to deflect light away <br /> from any adjoining residential district or public street. Bulbs emitting in excess of 3000 lumens (150 watts) shall be <br /> so directed that the bulb is not visible from off of the property where such light source is located. <br /> <br />I. Exterior Building Materials: , <br /> <br />The .type of building mater/als used on exterior walls shall be face brick, natural stone, stucco, aluminUm, steel, or <br />vinyl siding, wood, masonite, or other compatible residential materials that may be approved by the Planning <br />Commission and Council. <br /> <br /> <br />
