The <br />Preliminary plat plan consists' of six (6) sheets dated February 12, 2002, revision date April 18, <br />2002, prepared by John Oliver & Associates, Inc. We offer the following comments: <br /> <br />.1. <br /> <br />General: The subject property is 24.11 acres in size and is generally located west of State <br />Highway//-47 and north of Alpine Drive. The preliminary plat plan is proposing to develop <br />110 townhome lots. The townhomes will be subject to a site plan review for all other aspects <br />of the proposal including but not limited to architectural standards, off-street 'parking, <br />structure setbacks, and landscaping. .. <br /> <br />Zoning: The mbject property is zoned B-1 and B-2 Business, A't the Applicant' S request, the <br />City 'processed an amendment to the Comprehensive Plan to change the-land use fi-om places <br />to shop to medium density residential. City Council approved the land Use change on. <br />January 22, 2002, and the amendment has been forWarded to' Metropolitan Council for <br />approval. On January 22, 2002,. the City Council also introduced an ordinance to rezone the <br />property to 'R-3 Urban Residential, which will allow for development' of up t° 7' dwelling <br />units per acre. The City of Ramsey has received notification from MetropolitanI Council that <br />they have approved the proposed Comprehensive Plan and'staff will be bringing for-ward the <br />rezoning ordinance to a future City Council meeting.for adoption. " <br /> <br />I <br />! <br /> <br />Density: The subject property is 24.11 acres in size. The property contains two major road <br />rights-of-way (Alpine and T.H: ~47) for 4.85 acres and 3.07 acres of wetland. Subtracting <br />out the wetlands and right-of-way, net density of the development is 6.8 units per acre. <br />Platting i l0 townhome lots will be in compliance with City Code. <br /> <br />18'[ <br /> <br /> <br />
