The rezoning <br />will facilitate development of the subject property with multiple family, dWelling units not. to <br />exceed a density of 7 units per acre. 'The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site Plan <br />c) Letter from Metropolitan Council dated April 11, 2002 <br />d) Proposed Findings of Fact <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to owners of property within 350 feet of <br />the subject property.. Staff attempted to noti~ property owners within 700 feet of the subject <br />property of the request for rezoning. <br /> <br />Observations: <br /> <br />The property is approximately 18.6 acres in size. <br /> <br />The s currently zoned a combination, of B-1 and B-2 Business. The 2001 <br />Comprehensive Plan designates the property for development with low density residential uses. <br />The City Council recently approved an amendment to the 2001 ComprehenSive Plan to reclassify' <br />the property for development with medium density residential uses. On April 12, 2002, the 'City <br />received notification from Metropolitan Council that the land use change from low to medium. <br />density residential was approved. <br /> <br />The Applicant is requesting that the Cib, rezone the property to R-3 Urb'an Residential 'in <br />accordance with the approved Comprehensive Plan Amendment. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval Of the rezoning.'
