In <br />summary., all trips leaving the development: initially will have to access 1 $3rd Avenue NW' at the Iodine <br />Street N~ intersection. Those trips destined to the northeast, east and southeast, estimated at 76% of <br />all outbound trips f~om the subdivision, will travel easbvard on I$3rd Avenue to gain access to T.H. <br />#47. Those outbound trips destined to the northwest, west and southwest will also access <br />Avenue and travel wes~wvard to CSAH #5 (Nowthen Boulevard) before dispensing to the north, west <br />and :south. <br /> <br />In a similar manner, Exhibit C, entitled ~'Entering Trip Summary", provides a graphical and numerical' <br />representation oft he anticipamd routing of trips attempting to gain access to the Sunflower Ridge <br />Development on a daily basis as weIl as duFmg the A.M. and P.M. peak tra~c hours. Th~ entering <br />routings are essentially the same as those exiting. That is all trips must access the subdiv, ision via 153~a <br />Avenue NSV from the east and west. <br /> <br />Conclusion <br /> <br />Ia summary, the number of trips generated by the proposed Sunflower P, Jdge Development will not <br />significantly impact any existing residential subdivision in the vicinity except those trips specificaIly <br />destined for those neighborhoods. The proposed future local street extensions to the east would be <br />~xpected to serve only inter-neighborhood trips and have negligible impact ~n ~educing the traffic <br />volumes on the surrounding arterial - collector street system. However, the proposed !itture extension <br />of Iodine Street NB/to the north to I$6m Lane NV¢ [n the Wildlife Sanctuary Development provides <br />access to TH #47 and can be expected to provide an attractive and time saving route for those trips <br />destined to or from TH #47 to the nor~&. As shown on Exhibits B m~,d C, how'ever, that represents only <br />forty-four (44) inbound and forty-four (44) outbound trips on a daily basis. Therefore~ it does not add <br />significant traffic volumes within the Wildlife Sanctuary Development in the future when the <br />connection is made nor significantly reduces the volumes at the 15? Avenue NSV - TH #47' <br />intersection. <br /> <br />From a traffic operations and traffic safety standpoint, I find the layout of the ~proposed development ~o <br />be very reasonable and practical. The subdivision accesses directly onto 153~ Avenue NW, whiCh.is <br />part of the City's arterial,collector street system. The proposed subdivision layout does not promote <br />significant or unremsonable volumes of development generated traffic through adjacent, existing or <br />future pIam.
