CASE <br /> <br /> REQUEST FOR SITE PLAN APPROVAL; <br />CASE OF A&R MANUFACTURING AND INDIANHEAD CONSTRUCTION <br />By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />The Business Park 95 Architectural Review Board has received a request for site plan review and <br />approval from A&R Manufacturing. The plan proposes to construct an office/manufacturing <br />facility on Lot 1, Block 1, Business Park 95 7th Addition. The following items are enclosed: <br /> <br /> Site location map <br /> Site plan <br />· City Staff review letter dated July 29, 1998 <br /> <br />Observations: <br /> <br />The building will have one access onto 140th Avenue N.W. but will be oriented towards Unity <br />Street. The property is one acre in size and the covenants restricts building coverage to 35% and <br />impervious surface to 85% of the lot. The building is proposed to be 11,049 square feet in size; <br />this converts to a building coverage of 24% which is in compliance with the covenants. The <br />covenants restricts impervious surface to 85% of the lot area; the proposed impervious surface is <br />51%. The structure meets all of the setback requirements. It will be constructed entirely of a <br />combination of painted rock face, split-rib and scored concrete blocks in accordance with the <br />covenants. <br /> <br />All maneuvering areas on the site will be surfaced with bituminous and finished with B-612 <br />concrete curbing. The waste storage area will be inside the building. <br /> <br />The Business Park covenants requires at least 10% of the lot area to be landscaped; the site plan <br />proposes a landscape area equal to 49% of the lot area. In accordance with City Code, a 20 foot <br />wide landscape area is provide adjacent to Unity Street and 140th Avenue. However, the plan <br />also shows some current plantings and future plantings. The 9 trees proposed are acceptable, but <br />the Council has approved the site plan contingent upon all 9 trees being a part of the current <br />planting schedule. <br /> <br />The location of mechanical equipment is not noted on the building elevations. The covenants <br />requires all mechanical equipment to be screened from public streets, incorporated into the <br />architectural design of the building, be constructed of materials compatible with those of the <br />building. Equipment located on a roof top may be painted to be compatible with the building, if <br />expressly allowed by the Board. <br /> <br /> <br />
