CASE <br /> <br />REQUEST FOR SITE PLAN APPROVAL; <br />CASE OF SHARP AND ASSOCIATES <br /> By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />The Business Park 95 Architectural Review Board has receiVed a request for site plan review and <br />approval from Sharp & Associates. The plan proposes to construct an office/warehouse facility <br />on Lot 2, Block 1, Business Park 95 5th Addition. The following items are enclosed: <br /> <br />· Site location map <br />· Site plan <br />· City Staff review letter dated October 30, 1998 <br /> <br />Observations: <br /> <br />The building will have two accesses onto 140th Avenue N.W. The property is 1.74 acres in Size <br />and the covenants restricts building coverage to 35% and impervious surface to 85% of the lot. <br />The building is proposed to be 20,832 square feet in size; this converts to a building coverage of <br />27.5%, which is in compliance with the covenants. The covenants restricts impervious surface to <br />85% of the lot area; the proposed impervious surface is 79%. The structure meets all of the <br />setback requirements. It will be constructed entirely of concrete masonry units in accordance <br />with the covenants. <br /> <br />All maneuvering areas on the site will be surfaced with bituminous and fmished with B-612 <br />concrete curbing. The three waste storage enclosures will be constructed of painted concrete <br />block with cedar gates. <br /> <br />The Business Park covenants requires at least 10% of the lot area to be landscaped; the site plan <br />proposes a green space area equal to 21% of the lot area. In accordance with City Code, a 20 <br />foot wide landscape area is provide adjacent to 140th Avenue. The Landscape Plan shows 20 <br />trees; the City Council approved the Plan with the addition of two more trees, one on the east and <br />one on the west to intens!fy screening activity at the overhead doors. <br /> <br />The location of mechanical equipment is not noted on the building elevations. The covenants <br />requires all mechanical equipment to be screened l~om public streets, incorporated into the <br />architectural design of the building, and be constructed of materials compatible with those of the <br />building. Equipment located on a roof top may be painted to be compatible with the building, if <br />expressly allowed by the Board. <br /> <br />Ail exterior lighting will be subject to the approval of the City Engineer. <br /> <br /> <br />
