CASE <br /> <br />REQUEST FOR APPROVAL OF SCREENING PLAN FOR OUTDOOR STORAGE; <br />CASE OF WOLF AND ASSOCIATES <br /> By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />Wolf and Associates built their 23,000+ square foot office and manufacturing facility this year <br />on the property generally known as 13911 Unity Street N.W. Part of their operation includes an <br />outdoor staging/storage area behind their building. Section 2.10 of the Business Park 95 <br />Covenants prohibits outdoor storage unless it is approved by the Business Park 95 Architectural <br />Board and it is screened from the street and the front yards of adjoining lots. <br /> <br />Observations: <br /> <br />Accordingly, Arlin Wolf of Wolf and Associates has submitted a screening plan for review and <br />approval by the Board. The proposal consists of security fencing extending north and east and <br />south and east from the building. The northerly and southerly extension of the 8 foot high <br />security fencing from the building will utilize vinyl strips woven through the chain link for <br />screening capability. Thirty spruce trees will be planted every 15 feet on center along the <br />easterly extensions of the securing fencing on the north and south property lines. No fencing <br />plantings are proposed on the rear or east property line. The following items are enclosed for <br />your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Section 2.10 of the Business Park 95 Covenants <br />Revised landscape/screening plan <br /> <br />In lieu of the fact that the 1998 planting season has expired, the City will be requiring Wolf and <br />Associates to post a financial surety to ensure that the trees will be planted in a timely manner as <br />soon as the weather permits. No underground irrigation system is proposed for the tree screening <br />along the north and south property lines. The City will require a landscape maintenance <br />guarantee to ensure the survival of the plantings for a 2 year period. <br /> <br />Board Action: <br /> <br />Motion to approve/deny an outdoor storage area for Wolf and Associates at 13911 Unity Street <br />N.W. and to approve/deny the revised landscape/screening plan prepared by Lampert Architects <br />and dated received by the City on November 10, 1998 <br /> <br />ARB: 11/18/98 <br /> <br />12- <br /> <br /> <br />
