6. 1.
CC Regular Session
Meeting Date:
07/14/2026
Primary Strategic Plan Initiative: Promote economic growth and development.
Title:
PUBLIC HEARING: Adopt Resolution #26-151 Vacating Drainage and Utility Easements in "Sunfish Lake Business Park"
and "Sunfish Lake Business Park Third Addition"
Purpose/Background:
Wildlife Research, a manufacturing company at 14485 Azurite St. NW, is preparing to expand their operations in Ramsey.
The proposed expansion has several components. One component is replatting their property with a piece of City -owned
land they are purchasing into one lot. The existing parcels include platted drainage and utility easements that will be in the
way of the proposed building addition. As is standard with replanting, existing public drainage and utility easements are
proposed to be vacated and then rededicated in the correct areas with the new plat.
Notification:
Mailed notices were sent to properties within 350 feet of the site. Two "Proposed Development" signs were placed on the
property. A legal notice was published in the June 5 Anoka Union Herald Newspaper. The private utility companies were
emailed notices 30 days prior to the hearing.
Several of the private utility companies responded, noting that they do have facilities located with the easements adjacent to
the two roadways. The proposed replanting of the properties into "Wildlife Research Addition" will have new easements
dedicated to preserve their facilities, identical to what currently exists. There were no concerns expressed about the internal
easements that will be vacated entirely.
Time Frame/Observations/Alternatives:
The project consists of a Final Plat, Zoning Code Text Amendment (to modify the rules regarding outdoor storage),
Conditional Use Permits for outdoor storage and a second principal structure on a lot, sale of City -owned land, and a
Development Agreement.
Funding Source:
Costs associated with this project are the responsibility of the applicant.
Recommendation:
Staff recommends vacating the drainage and utility easements.
Outcome/Action:
Motion to adopt Resolution #26-151 vacating drainage and utility easements in "Sunfish Lake Business Park" and "Sunfish
Lake Business Park Third Addition."
Attachments
Resolution #26-151
Vacation Exhibit
Form Review
Inbox Reviewed By Date
Brian Hagen Brian Hagen 07/09/2026 10:36 AM
Form Started By: Todd Larson Started On: 06/09/2026 11:55 AM
Final Approval Date: 07/09/2026
