building shall be constructed per lot, with an exception that is considered a conditional use by Section 106-521. <br />The rationale behind a CUP for two or more principal buildings on a single parcel is that the review should <br />contemplate how the buildings work together (or separately) without conflict, parking and traffic issues, and <br />overall design. The proposed warehouse building, the addition, and the existing building all have the same <br />pre-cast concrete panels for a coordinated architectural design. The warehouse building is accessed through the <br />main building's southern drive lane and will share a truck court. The warehouse is not expected to provide <br />additional dedicated employees, though six spaces will be striped near the warehouse. Additional spaces could be <br />striped at the north end of the truck court should the warehouse ever be leased out to a different company. <br />The warehouse building will have direct municipal water access from a waterman along Sunfish Lake Boulevard. <br />The sanitary sewer service, however, will be linked through the main building. Because the warehouse will not <br />have a direct connection, it will not be able to be split off in the future without first creating a direct sanitary <br />sewer connection to a main. <br />Fire Department access around the warehouse building must be kept clear. The southern access drive encroaches <br />onto the neighboring property due to a jog in the property line. In business settings, driveways and parking lots <br />may cross property lines, provided that written documentation is recorded against the properties outlining rights <br />and maintenance responsibilities. <br /> <br />Notification: <br />Mailed notices were sent to property owners within 350 feet of the site. A legal notice was placed in the July 10 <br />Anoka Union Herald Newspaper. Two "proposed development" signs were placed on the property, one fronting <br />each street. <br />Time Frame/Observations/Alternatives: <br />Alternatives to Consider: <br />1. Recommend approval of the CUP as requested by the applicant and recommended by staff. <br />2. Recommend approval of the CUP with modifications. <br />3. Recommend denial of the CUP with specific findings. <br />Funding Source: <br />Costs associated with this project are the responsibility of the Applicant. <br />Recommendation: <br />Staff recommends approval of the Conditional Use Permit. <br />Outcome/Action: <br />Motion to recommend approval of a Conditional Use Permit for exterior storage and multiple principal structures <br />on a lot at 14485 Azurite St. NW. <br />Attachments <br />Site Location Map
