Councilmember _____ introduced the following resolution and moved for its adoption: <br /> <br /> <br />RESOLUTION #26-165 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR OUTDOOR STORAGE <br />AND MULTIPLE PRINCIPAL STRUCTURES ON A LOT AT 14485 AZURITE STREET NW <br /> <br />WHEREAS, Mr. John Grotkin of RJ Ryan Inc., on behalf of his client, LH Road LLC (Wildlife <br />Research), has submitted an application for a Conditional Use Permit on property legally described as: <br /> <br /> Lot 1, Block 1, Wildlife Research Addition, Anoka County, Minnesota <br /> <br />(the “Subject Property”) <br /> <br />WHEREAS, The Subject Property is guided for Business Park uses in the adopted 2040 <br />Comprehensive Plan and zoned I-1 Light Industrial District; and <br /> <br />WHEREAS, The existing and proposed uses of office, manufacturing, and warehousing are <br />permitted uses within the I-1 Zoning District; and <br /> <br />WHEREAS, The proposed uses of outdoor storage and a second principal structure on a parcel are <br />considered conditional uses within the I-1 Zoning District per Sections 106-520 through 106-525; and <br /> <br />WHEREAS; The proposed uses are not anticipated to be detrimental to the site and to neighboring <br />properties or adjacent roadways; and <br /> <br />WHEREAS; The Planning Commission reviewed the proposed uses at its meeting on July 23, 2026, <br />and recommended ____________; and <br /> <br />WHEREAS; The City Council reviewed the Planning Commission’s recommendation on August <br />11, 2026. <br /> <br />NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, MINNESOTA: that a Conditional Use Permit for outdoor storage and multiple principal <br />structures on a lot is hereby approved with the following conditions: <br /> <br />A. Outdoor Storage. <br />1. Outdoor storage is limited to a 50-by-82-foot paved area along the north side of the <br />warehouse building. <br />2. The outdoor storage area must be enclosed by a minimum six-foot tall fence and screened <br />from views from Sunfish Lake Boulevard by trees or a privacy fence. <br />3. The outdoor storage area must not be used for the accumulation of junk, trash, and debris. <br />4. Items stored within the outdoor storage area must not exceed the height of the fence. <br /> <br />B. Multiple Principal Structures on a Lot. <br />1. Two principal structures for manufacturing, warehousing, and office uses are approved to <br />be constructed on the Subject Property totaling 89,500 square feet.
