The warehouse building will have direct municipal water access from a waterman along Sunfish Lake Boulevard. The <br />sanitary sewer service, however, will be linked through the main building. Because the warehouse will not have a direct <br />connection, it will not be able to be split off in the future without first creating a direct sanitary sewer connection to a main. <br />Fire Department access around the warehouse building must be kept clear. The southern access drive encroaches onto the <br />neighboring property due to a jog in the property line. In business settings, driveways and parking lots may cross property <br />lines, provided that written documentation is recorded against the properties outlining rights and maintenance <br />responsibilities. <br />Notification: <br />Mailed notices were sent to property owners within 350 feet of the site. A legal notice was placed in the July 10 Anoka <br />Union Herald Newspaper. Two "proposed development" signs were placed on the property, one fronting each street. <br />Time Frame/Observations/Alternatives: <br />Alternatives to Consider: <br />1. Recommend approval of the CUP as requested by the applicant and recommended by staff. <br />2. Recommend approval of the CUP with modifications. <br />3.
