Absent: Johns. <br />COMMISSION BUSINESS <br />Case #1: Park Dedication for Pine Prairie <br />Civil Engineer II Linton stated this project was reviewed at the June 8, 2006 meeting under the <br />name GAD's Prairie. The project did not go forward and has been sold to Tri-Cor Development, <br />LLC. The project has been renamed Pine Prairie and they are proposing 9 units instead of 7 <br />units. The site is 1.7 acres and zoned R-2 Medium Density. They are proposed a public street <br />with a temporary cul-de-sac that can be converted to a through street. The development is in the <br />Sunfish Lake Recreation District. <br />Acting Chairperson Olds wondered if the trail segments tie together. <br />Civil Engineer II Linton indicated it will tie together on the south but it was not feasible to run it <br />together on the north because it is a small development. <br />Commissioner Erickson wondered why this was denied. <br />Civil Engineer II Linton explained they were proposing to put in townhomes next to single <br />family homes and they would need buffering. The City was concerned about density, density <br />transitioning, and providing some kind of buffering between them. <br />Commissioner Hansen wondered how many townhomes were being planned for Ramsey. He <br />thought there were too many already. <br />Civil Engineer II Linton indicated this will be discussed at the Comprehensive Plan Amendment <br />meetings. They have the zoning for it, which has been approved by the City Council. <br />Parks/Utilities Supervisor Riverblood stated even prior to the Comprehensive Plan, Staff, the <br />Commissions and Council are doing a lot of work to address some of the issues regarding <br />perserving open space in the City. The Park and Trail Plan addresses this also. <br />Commissioner LaMere indicated it did not look like the sidewalk would be required and if the <br />trail would be extended, will the road look the same along the area. <br />Civil Engineer II Linton stated the road would have to cross the parcel to the north and to <br />aligning with Helium Street for intersection . <br />Parks/LTtilities Supervisor Riverblood explained the ten foot bituminous trail would travel along <br />County 5 and would remain in the road right of way until connecting to the existing trail at <br />Sunwood to the north. <br />Park and Recreation Commission/February 8, 2007 <br />Page 2 of 6 <br />
