4

CITY COUNCIL WORK SESSION I
Topic Report: Ramsey Town Center 7th Addition - Symphony

By: Asst. Community Development Director Sylvia Frolik

Background:

In July of 2005, the City Council granted final plat and final site plan approval for K.
Hovanian's Ramsey Town Center 7th Addtiion - Symphony. The project consists of 190
townhomes on approximately 21 acres. The final plat and site plan included 33 buildings
containing 36 back-to-back units (aka Chateau) and 154 row house units (aka Hometown).

The developer has recently approached the City with a proposal to flip the ratio of back-to-
back units and rowhouses. The developer has indicated that in today's market, the price point
of the back-to-back units makes it a better seller than the rowhouse.

The proposed change to the plat and site plan would increase the 36 back-to-back units to 100
and decrease the 154 rowhouses to 86. The net result is 186 units overall; a net decrease of 4
units from the 190 originally approved. .

The changes will occur on Block 2 and the west half of Block 3. These changes will require a
new plat and site plan approval for these areas.

Attachments:

a) Site location map
b) Approved site plan
c) Proposed revised site plan
d) Elevations of Hometown and Chateau products

Action Statement:

Provide the Developer with feedback regarding the proposed change in product ratio.

CCWS:

03120/07
