<br />I <br />---- <br /> <br />CITY COUNCIL WORK SESSION <br /> <br />Topic Report: Ebony Woods Twinhomes <br />By: Amy Geisler, AlCP, Associate Planner <br /> <br /> <br />Background: DPM Investments has submitted a preliminary plat, Comprehensive Plan Amendment, <br />and rezoning application to develop 6 twinhomes (3 two-unit buildings) on the lot south of Super Bowl <br />on Ebony Street. <br /> <br />The applicant went before the Planning Commission for preliminary plat review last September, 2006. <br />Since that time, the preliminary plat has been before the Council for consideration at a work session on <br />October 10th, and regular Council meetings on November 14th, December 28th, and January 9,2007. <br />The primary reason for the delay has been the consideration of new elevations for the twinhome <br />buildings. <br /> <br />The submitted elevations meet the R-2 Residential architectural requirements, subject to verification of <br />the brick and color information at building permit review. However, because the applicant is requesting <br />a Comprehensive Plan Amendment and Rezoning (the site is currently designated for commercial), the <br />City has an opportunity to request additional improvements to the design. <br /> <br />On January 9th, the City Council tabled the plat and directed the applicant to prepare additional revised <br />elevations to be brought before Council at a work session, and to have an architect available at that <br />meeting. It was Staff s interpretation of Council direction that the applicant was to make substantial <br />revisions prior to the work session. The applicant has submitted another elevation which is similar to <br />earlier versions, though a 2nd style of dormer has been added and some color changes between the 2 <br />sides have been included. <br /> <br />The applicant will make a brief presentation at the work session and have a designer available to answer <br />questions from the Council. <br /> <br />Attachments: Zoning exhibit, preliminary plat, architectural elevations, City Council meeting minutes <br />dated January 9, 2007 <br /> <br />Action Statement: Provide direction to the developer on what additional revisions to the elevations are <br />required. <br /> <br />CCWS: 3120/07 <br />
