He stated that if the applicant does not want the land, the City would
take it as a donation, but it would not be enough buildable land to be considered for park dedication.
Conunissioner Musgrove asked if the current driveway access would be closed.
Planning Manager Larson confirmed that the existing driveway would be closed.
Chair Gengler invited the applicant to provide input.
Brandon Bomberg, applicant, 14501 Sunfish Lake Blvd NW, commented that he did not know
Ben Deemer for long, but he had known him for the past three years and believed he would like
this project.
Chair Gengler asked if some of the trees along Sunwood Drive would remain.
Planning Manager Larson commented that a lot of the trees would remain, as that is what would
provide value to the lots. He commented that the next phase of the review process would include
a tree inventory to determine what would need to be removed for infrastructure and home pads.
Chair Gengler invited public comments.
Brian Saastamoinen, 6130 145th Lane NW, commented on the elevation of the lot and asked if the
retaining wall would remain in place and whether there would be any elevation changes.
Planning Manager Larson commented that additional information on grading would be provided
through the Preliminary Plat process. He commented that entrance to the property would occur in
the location where there is no retaining wall to take advantage of that location.
Commissioner Musgrove commented that this is a beautiful area and she likes the proposed
entrance location. She hoped that the retaining wall could remain in place. She stated that it would
be nice to have fewer homes, but the applicant has done their due diligence in plotting out the lots
to meet the requirements of the City.
Chair Gengler commented that she also likes that entrance location. She asked for more
information on the triangular space on the right.
Planning Manager Larson commented that it is the low spot on the site where the stormwater
management basin would be anticipated.
Chair Gengler commented that she agrees that this is a well -thought-out proposal.
8.
