Zoning Administrator Frolik stated the lot where the applicant previously resided was not as deep <br />as it is presently. When the property was sold, an administrative subdivision was done to add area <br />to the lot so the home would not be situated on the south lot line. She further stated the <br />applicant is not creating new lots and explained they are existing lots of record. The minimum lot <br />size is 10 acres. The applicant would not be eligible for further subdivisions without a decrease in <br />minimum lot size and building a public road. She indicated the minimum lot size of 10 acres was <br />established in 1990, however, could change depending on the Code standards at the time a future <br />subdivision would be considered. <br /> <br />Chairperson Deemer explained the Planning Commission would be addressing the Comprehensive <br />Plan later in the evening and indicated the plan would most likely not allow smaller lots. <br /> <br />Larry Mattsen, 8031 - 171st Lane NW, explained his lot is to the south of the 3 acre plat and <br />asked if the dwelling on the 3 acre plat would be a single-family home. Zoning Administrator <br />Frolik confirmed they would be single-family homes. <br /> <br />Mr. Mattsen questioned if the road would be ending at the corner of his property and asked if it <br />would end in a cul-de-sac. Chairperson Deemer stated the easement would allow for a private <br />access driveway, not a public road. <br /> <br />Mr. Mattsen inquired if off-beat traffic would be a concern. Zoning Administrator Frolik stated <br />the road would be used as a private driveway and indicated there would be no reason for the <br />public to enter. <br /> <br />Aaron Hinton, 17200 Bison Street, inquired if there would be two driveways. Zoning <br />Administrator Frolik explained there would be two adjacent driveways and indicated the County <br />may require the driveways to merge into one entrance onto County Road #63. <br /> <br />Mr. Mattsen indicated concern regarding City sewer and water services. Chairperson Deemer <br />stated there was no intent to run sewer and water north of 149th Lane west of County Road #57. <br /> <br />ADJOURNMENT <br /> <br />Motion by Board Member Bawden, seconded by Board Member Terry, to close the public <br />hearing at 7:23 p.m. <br /> <br />Motion carried. Voting yes: Chairperson Deemer, Board Members Bawden, Terry, Anderson, <br />LaDue, and Wivoda. Voting no: None.
