RV
World, me. has an 'agreement with the property owner to lease a portion of the site for the
purpose of storing surplus RV s and/or travel trailers. The property is roughly 2.5 acres in size
and is zoned E-I Employment. The proposed storage area, located in the southeastern (rear)
comer of the lot, would be 160 feet by 220 feet and currently has'a gravel snrface. Mr. Trudgeon
explained this is the fonrtb request of this nature for RV World, Inc. The City approved !UPs in
both 2004 and 2005 for the old B & A Cylinder site. Wbile RV World, Inc. was not the actual
applicant for those two requests, for all intents and purposes, the requests were made on their
behalf to ailow for ontdoor storage ofRVs and traveI trailers. RV World Inc. applied for an !UP
in the spring of 2006 for outdoor storage on a residentiilly zoned parcel south of Highway 10.
That request was denied, mostly due to the fact the proposed site was zoned residential.
Subsequent to that request, staff provided the applicant with a map of sites more suitable for
outdoor storage. ,The location of the current request is considered more conducive for outdoor
storage based on the property's zoning. .

.

Mr. Trurlgeon indicated the Planning Commission conducted a public hearing and reviewed the
request on January 4,2007. They recommended approval of the request subject to the following
conditions:
. Requirement for installation of pavement be no later than October 31, 2007.
.. Waive the financial guarantee for the installation of pavement.
. The permit is limited to a two (2) year period with the understanding that the use of the
site for the second year requires the installation of pavement.

.

City Council!
