<br />CASE #: 3 <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF <br />THE PLAT OF HACK CENTER; <br />CASE OF HACK REAL ESTATE ASSOCIATES <br />By: Amy Geisler, AIep, Associate Planner <br /> <br />Background: <br /> <br />Hack Real Estate Associates has submitted a minor plat application along with the'll: site plan submittal <br />to construct a commercial development in Rivenwick Village, adjacent to Village Bank. <br /> <br />The following items are enclosed for your review: <br /> <br />a) Site location map <br />b) Sketch plan <br />c) City Staff Review Letter dated March 30, 2007 <br /> <br />Notification: <br /> <br />The sketch plan was sent to property owners within 700 feet of the subject property. <br /> <br />Observations: <br /> <br />The sketch plan is proposing to replat Outlot A of Rivenwick Village into one buildable lot, which is <br />the same size and shape. The proposed lot meets lot requirements in the MU-PUD zoning district. The <br />total area of the lot is 9.3 acres. The plat requires some minor modifications, in that some additional <br />drainage and utility easements are required. <br /> <br />Recommendation: <br /> <br />The sketch plan meets City.
