The <br />parcel is located on Riverdale Drive east of Ramsey Blvd. The minor subdivision request is being <br />processed along with the Hack Center site plan review. This outlot was created ,as part of the <br />Riven'Wick Village plat, which contains the tov..'D.bomes to the south and east of the site. <br /> <br />Zoning: The site is zoned Mixed-Use Planned Unit Development (MU-PUD); retail and <br />restaurant uses are permitted in this district. <br /> <br />Lot Size and Dimensions: There are no minimum lot size or dimensions in the MU-PUD <br />District. Outlot A is 9.3 acres and vvill be replatted into one lot that is the same size and shape. <br /> <br />Access: Two accesses are proposed on Riverdale Drive, one of which will line up with 139th <br />Avenue to the south, More discussion of site access can be found in the site plan review letter. <br />The proposal has been sent to :MNDoT for review and comment. <br /> <br />Drainage and Grading: Drainage and grading issues will be addressed as part of the site plan <br />review process. <br /> <br />Drainage and Utility Easements: In addition to the drainage and utility easements shown a ten <br />foot easement should be provided around the perimeter of the lot. In addition staff is <br />recommending the looping of the watermain between the two extensions proposed as a part of <br />the site plan. An easemen~ will also be required over this additional main <br /> <br />Sewer and Water Trunk and Lateral Charges: All subdivisions are subject to a series of <br />sewer and water trunk and lateral fees. Trunk lateral charges 'will be due based upon the area of <br />the lot created. Sanitary sewer lateral charges 'Will-be required since service to the sanitary system <br />is currently available. The rates in effect at the time of fmal plat approval will be used. <br /> <br />20 <br />
