We offer the following comments: <br /> <br />General: The site plan is proposing to develop three commercial buildings (a multi-tenant retail <br />building, restaurant, and single-tenant retail building) on Outlot A of Rivenwick Village, The <br />subject property is located on Riverdale Drive east of Ramsey Blvd. A minor subdivision request <br />is being considered along with the site plan. <br /> <br />Zoning: The site is currently zoned Mixed-Use PUD; retail and restaurant uses are permitted 1n <br />this zouing district, As permitted by the MU-PUD District, B-2 Business District standards will <br />be used to evaluate the site plan proposal. <br /> <br />Building Coverage: Outlot A is 9.3 acres in size (406,853 square feet), Among the 3 buildings, <br />the site plan is proposing 115,611 square feet of building, which equates to a lot coverage of <br />28%. The proposed site plan does not exceed the City's maximUIlllot coverage of 35%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 30% of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Setbacks: City Code establishes a 35-foot front and rear yard and a 10-foot side yard setback (20 <br />feet on comers) in the B-2 District. City Code also established a 20 foot parking/maneuvering <br />area from all public streets. In reviewing the site ptan., Staff considered the Riverdale Drive <br />frontage to be the front yard and the Highway 10 frontage to be the rear yard. The site plan meets <br />all these setbacks. It appears that the deck for the restaurant building is slightly less than 35 feet <br />from the property line, which is acceptable given the site's MU-PUD designation, <br /> <br />37 <br />
