<br />.--- <br />CASE #: J <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF <br />RAMSEY TOWN CENTER 12TH ADDITION; <br />CASE OF CREST VIEW SENIOR COMMUNITIES <br />By: Amy Geisler, AlCP, Associate Planner <br /> <br />Background: <br /> <br />Crest View Senior Communities has submitted a minor plat application along with their site plan <br />submittal to construct a multi-story senior housing and assisted living complex on a portion of Outlot <br />AA of Ramsey Town Center Addition. The subject property is located south of Sunwood Drive, east of <br />the Municipal Center. <br /> <br />The following items are enclosed for your review: <br /> <br />a) Site location map <br />b) Sketcb plan <br />c) City Staff Review Letter dated March 30, 2007 <br /> <br />Notification: <br /> <br />The sketch plan was sent to property owners within 700 feet of the subject property. <br /> <br />Observations: <br /> <br />The sketch plan is proposing to resubdivide Outlot AA of Ramsey Town Center Addition to create one <br />buildable lot and one outlot. The total area of the plat is about 9.4 acres. The new lot for the Crestview <br />facility will be about 4.1 acres. There are no minimum lot size requirements in the TC-l subdistrict, <br />though neW lots must be at least 20 feet wide and 80 feet deep, which both lots meet. <br /> <br />Outlot AA is bounded by Sunwood Drive on the north. Rhinestone Street on the east, and Civic Center <br />Drive on the south. Right-of-way for all these streets was platted with the original Ramsey Town <br />Center Addition. Rhinestone Street is not currently constructed, but will be by the City per the To'WIl <br />Center Master Development Agreement. <br /> <br />Recommendation: <br /> <br />The sketch plan generally conforms to the Town Center master plan and standards established in the <br />TC-I District, therefore staff is recommending that the plat move forward in compliance with the City <br />Staff Review Letter. <br /> <br />43 <br />
