The <br />submittal consists of a Site Plan set prepared by URS dated 17 pages, dated March 5, 2007, Your <br />minor plat request is being processed along willi a preliminary site plan review of Crest View <br />Senior Communities. We offer the following comments: <br /> <br />1. General: The sketch plan is proposing to resubdivide Outlot AA of Rmnsey Tov..'D Center <br />Addition into one buildable lot and oue outlot. The Subject Property is located south of <br />Sunwood Drive between Sapphire Street and Rhinestone Street (to be constructed). A total of <br />9.419 acres are cqntained within the proposed plat. <br /> <br />There are several items that should be changed on the plat sheet. There are two dimensions <br />for the north~m most line on the west side of this parcel. This is the only line that is labeled <br />that way. The direction in the second to the last line of the description for Future Outlot A <br />should be changed from "WEST" to "EAST". The description of the parcel proceeds in a <br />clockwise manner to this point then the direction changes to counterclockwise and does not <br />close the parcel. Drainage and utility easements along the perimeter of Lot 1, Block 1 must <br />also be shown. The note on the sheet indicates drainage and utility easements will be <br />dedicated, <br /> <br />2, Zoning: The Subject Property is located within the TC-l zoning district, <br /> <br />3. Lot Size: There is no minimum lot size required in the TC-l district. <br /> <br />4, Lot WIdth and Depth: Lots in the TC-l district must be at least 20 feet wide and 80 feet <br />deep. All proposed lots meet these requirements. <br /> <br />5. Streets/Access: The site is bounded Sunwood Drive on the north, Rhinestone Street on the <br />east and Civic Center Drive on the south. The right-of-way for these streets was dedicated <br />with the plat of Ramsey Town Cen!er, Sunwood Drive has been constructed, The utilities <br /> <br />47 <br />
